The Trophy Club Town Center has been busy over the past year with many business openings within the development. Below is a current breakdown reflecting the developments activity and where it stands today.

Trophy Club Town Center (retail) is changing the appearance of the site with the installation of the landscaping as approved. The Aloft site is going vertical with structural beams and making solid progress daily. Townhomes are progressing smoothly and nearing completion of the model unit, 100 Claire Drive, and should receive the approval for a final inspection within the coming weeks. The Byron continues to progress towards their approval and opening of Phase I, sometime in March.

The PD-30 site, Trophy Club Town Center, is progressing smoothly, with sidewalk construction nearing completion. Retail building shells are being completed to make ready for finish-out permits pending issuance.
At P&Z on October 24, 2019, the Aloft construction trailer, a preliminary plat, and a final plat were all approved unanimously.

Planning and Building Inspections staff met with the contractor and architect of the future Anamia’s Tex-Mex restaurant to be located in the PD-30 development.
A plan review was completed this week for the permit application submittal of the proposed Starwood Café, to be located in the PD-30 development.
The Aloft Hotel will soon be submitting the revised plans that contain changes that were noted at plan review. These changes will not affect the site layout as approved by the Town.

All necessary firelanes are installed, (only townhouse access remains).
Retail framing is going as scheduled with exterior walls under production.
The parking garage structural components are complete and fireproofing and exterior sealing are underway.
Elevator shafts for The Byron are complete along with the easternmost foundation. Framing of that portion should begin soon.
Staff met with the design team of the townhomes this morning to discuss construction specifics and submittal requirements for permitting.
Plans should be received this week for the Aloft Hotel permit submittal.

Trophy Club Town Center is currently going vertical with the apartment and retail framing. Infrastructure continues to work towards completion of retaining walls, detention pond, and fire lane construction.

Site construction continues with firelane and infrastructure improvements. Apartment foundation is near completion and retail building foundations are in progress. A permit application has been received for the retaining wall between the townhomes and Aloft Hotel property.

PD-30-Trophy Club Town Center, detention pond walls up are near completion, vertical construction of the parking garage continues to advance with noticeable changes daily, TNP inspections will cease on the site February 1st and the Town inspector will take over the project of infrastructure inspections.
A TCEQ complaint was filed on the site this week. All BMP’s were previously noted to be in compliance that morning. A further investigation identified no changes. A drone shot was also made that identified that there had been no breaches made.

Trophy Club Town Center, erection of the parking garage began this week with the arrival of the crane and continuous flow of trucks delivering pre-poured panels.

Continued steel placement for streets (fire lanes) and foundations, and continued work on retaining walls.

Staff completed the weekly construction site storm-water inspection for the PD-30 site.

PD-30 fire lane construction and retention pond are well underway, only to be delayed by the current weather.

Work continues to move forward on the parking garage and apartments. Dirt work and benching are ongoing for the retail buildings, as well.
The Townhome Developers Agreement was approved at Council on Tuesday night and infrastructure will begin soon. The fees were paid on Wednesday, November 14th and the contractor was given the approval to begin.

Construction continues to slowly move forward. More underground private plumbing is being added daily, while sub-portions of the parking garage foundation are being set in place.
October 8, 2018 - 8 a.m.
Construction continues as the site is drying up. Retail permits (x5) were issued this week.
Green Brick Partners has come in for discussions to begin as they have now closed on the property to build the townhouses.
September 11, 2018 - 7 p.m.
The weather has created scheduling problems and unanticipated delays. The primary infrastructure such as water and sanitary sewer mains, storm drains and grates, is complete. The contractor working on the retaining walls was called off because of rain and is rescheduled for next week. They did experience a blowout of a new section adjacent to the Clock Tower and repaired it, but were not willing to continue until it dries out enough to continue.
Building permits have been issued for the apartment complex and parking garage.
August 17, 2018 - 4 p.m.
Rain events during the weekend and week slowed construction. Retaining wall crews are on site working through.
August 14, 2018 - 8 a.m.
The Trophy Club Town Center infrastructure continues including the adjusting of permanent grades and the construction of the retaining walls. The retail portion of the development should be ready for issuance soon, and the parking garage and multi-family portion are currently under review.
July 30, 2018 - 7:15 a.m.
Trophy Club TownCenter continues to work on the storm drainage system at the outfall to the creek. All drainage manholes have been completed which will clear the way for the fire lane construction. A new proposal has been submitted for the revised location of the main entrance off of SH114 after the discovery of conflicts with the electrical towers creating a need for the relocation.
The zoning portion of the retail submittal was completed and will be forwarded to the architect of record.
July 6, 2018 - 8 a.m.
Trophy Club Town Center, PD-30, is approximately 95% complete on the storm drain installation with a few box manholes left to cap. Mass grading for the site is underway concurrently and final grade for fire lanes are scheduled by Sunday, July 15, 2018.

June 29, 2018 - 1:30 p.m.
Storm drain pipe continues to be laid, along with the setting of manholes (square 4 by 4 and 5 by 5), transition boxes at intersections of pipe directional changes and pipe size changes. Sizes range from 54 inches down to 18 inches.
June 22, 2018 - 6:30 p.m.
PD-30, Trophy Club Town Center, is well underway as they continue with the storm drain and sanitary sewer installation. Crews are mobilizing daily to assist in the completion of underground facilities
June 15, 2018 - 3:30 p.m.
Current work is happening on grades and setting storm drain piping. Several hundred feet of 54-inch pipes have been laid and bedded. 3 new utility crews are due in on Monday, June 18, 2018, and will advance the pace. Town staff is now making 2 inspections a day to keep the project moving.
June 12, 2018 - 8 a.m.
Work has begun and staff was able to fly a drone to capture aerial photos of the progress so far.
May 30, 2018 - 4 p.m.
Permits have been issued to representatives from North Texas Contracting for early site preparation, grading and tree removal on the Trophy Club Town Center (PD-30) site. During their visit, the contractor mentioned that crews and equipment are currently being mobilized to begin work. The first noticeable activity on the site will be the installation of the required silt fencing for erosion control. During this process, the contractor will also establish the construction entrance for the project.
The contractor has assured staff that they will provide the Town with a preliminary schedule of work in the days to come. As more information is available, staff will communicate updates accordingly.
