Land Use and Development in Trophy Club

The following Development Update was presented at the May 20, 2013 Town Council meeting.

At only 4.2 square miles, the Town of Trophy Club is on pace to be 99% developed by 2017. Currently, the Town is 91.6% built out with 227 acres remaining for residential and commercial development. Residential development has been rapidly increasing since 2011, with the lionshare of residential development taking place in The Highlands. Trophy Club's 2688 acres are zoned into four categories of development: residential, recreation, non-tax properties and commercial.

  • Residential -  Single family residential and multi-family
  • Recreation - Trophy Club Parks and Trophy Club Country Club
  • Non-Taxable Properties -  churches, schools, government facilities
  • Commercial -  PD-13, PD-25, PD-26, PD-27, Commercial General and PD-30

Residential Development

Residential currently under construction:

  • Neighborhood 5, Phase 2E -  6.631 acres 
  • Neighborhood 7, Phase 2G -  32.297 acres

Residential being platted:

  • Neighborhood 7, Phase 3C -  31.487 acres
  • Neighborhood 8, Phase 2B -  14.421 acres
  • Villas of Hogan's Glen -  10.428 acres
  • Canterbury Hills and Estate Lots of Hogan's Glen -  55.544 acres
  • Isle of Turnberry -  11.127 acres
  • Misc. private properties developed, but unplatted -  10 acres

Commercial Development

Trophy Club's existing commercial development is broken up into several parcels:

  • PD-13 Village Shopping Center -  1.5 acres available
  • PD-25 Trophy Wood Business Center -  6.5 acres available
  • PD-26 Landplan Property -  5.601 acres (currently reviewing a zoning case to rezone to residential)
  • PD-27 VIllage Center -  7 acres (both properties have been purchased and one is under review for development of medical office buildings)
  • Commercial General -  8.3912 (currently under review to rezone to PD for development of hotel (Homewood Suites) and restaurant pad sites)
  • PD-30 Shops of Trophy Club -  26 acres available
