WHEN IS A PERMIT REQUIRED

A permit is required to construct, enlarge, alter, repair, move, demolish, or change the occupancy of a building or structure or any electrical, gas, mechanical, or plumbing system.

Some Items Requiring a Permit

Accessory Building*

If floor area exceeds 120 square feet, height may not exceed 8 feet at its highest point.

Addition/Alteration*

If there are structural changes or an addition to square footage in living area.

Electrical*

Various work performed to repair or replace equipment may require a permit.

Fence*

When erecting a new fence 4 feet and over in height, replacing a fence that fronts a street or right of way, or when performing maintenance on at least 30% of fence that fronts a street or right of way.

Mechanical*

Various work performed to repair or replace equipment may require a permit.

Plumbing*

Various work performed to repair or replace equipment may require a permit.

Re-Roof*

Each zoning district and Planned Development have certain requirements that need to be met.

Retaining Wall*

When retaining wall is 4 feet or higher from bottom of footing to top of wall. Must also be structurally engineered.

Signs*

Contact permitting department for details.

Single Family
Residential
*

All new single family construction.

Swimming Pool*

When the water depth is over 24 inches and/or the capacity exceeds 700 gallons. Above ground pools are prohibited.

Water Heater* Building code requires an inspection to be performed.

Other items may also require a permit, contact the permitting department for further information.
